Schematic Design

Schematic Design is the initial stage of a building project where AKA and you, as the client, collaborate to establish the project's goals and requirements. We will learn about your site location and then work together to define the project scope — including the size, function and budget. From that point, we will create design concepts or sketches to explore different approaches to meet your needs. These ideas will be refined over time through a feedback process.

Design Development

Taking the approved design concept from the pre-design phase, AKA will develop these concepts further, transforming them into a more detailed and specific plan. Design Development can serve as a basis for cost estimation, which saves time and budget on the front end of the project. Potential deliverables may involve floor plans, elevations and sections, as well as considering specific materials, finishes and systems.

Construction Documents

Construction Documents are a physical manifestation of the previous two stages. These documents contain a detailed set of drawings and specifications that the contractor will use to build the project. They include precise information on all aspects of the building, including the materials to be used, the dimensions of each element, and the specific details of each construction method. Construction documents are a roadmap for the entire construction process, providing a clear and detailed plan for each aspect of the project.

Construction Administration

With all the documents in place and a contractor selected, Construction Administration is the project stage where AKA oversees the construction process to ensure that the building is constructed according to the plans and specifications. We act as a liaison between the client and contractor, ensuring that the project is completed on time, within budget and to the highest quality standards. We can be as hands-on or off as you desire during the Construction Administration phase.
